Key takeaways

  • Pendle Hill offers both units near the station and houses a few streets back, and lenders treat them differently.
  • Many purchases here fall within the NSW stamp duty exemption or concession range.
  • Neighbouring Girraween, Toongabbie and Wentworthville are worth comparing on the same budget.

Our office is on Civic Avenue in Pendle Hill, so this is a suburb we know well. It sits between Parramatta and Blacktown, has its own station on the T1 line, and offers a mix of older units, townhouses and houses on reasonable blocks. That mix makes it one of the more accessible first-home suburbs in the Cumberland area.

Units or houses: the finance difference

Many first home buyers here start by looking at units near the station. Before you fall for one, it's worth knowing that lenders apply extra rules to some apartments:

  • Size limits. Some lenders reduce the maximum loan or refuse very small units, often those under around 40–50 square metres of internal living space.
  • Building concentration. In large complexes, a lender may cap its exposure to one building.
  • Strata health. The strata report affects the valuation and your future costs. Ask your conveyancer to review it closely.

Houses and townhouses on their own title are generally simpler. Either way, getting pre-approval with the specific property type in mind avoids nasty surprises. Our guide to buying an apartment in Parramatta or Westmead covers unit lending in more detail.

Stamp duty and deposit help

Many Pendle Hill purchases sit under $800,000 (units) or in the $800,000 to $1 million range (houses and townhouses), which lines up with the NSW first home buyer exemption and concession. Combined with the 5% Deposit Scheme, eligible buyers can often get in with a much smaller deposit than they expect.

Compare the neighbours

On the same budget, it's worth looking at Girraween for larger blocks, Toongabbie for townhouses near the station, Wentworthville for proximity to Parramatta and Greystanes for established family homes.

A simple plan

  2. Gather your documents using our home loan documents checklist.
  3. Book a chat to check scheme eligibility and get pre-approval.
  4. Get building and pest (or strata) reports before exchanging.
